Frequently Asked Questions

Can you help with setting up my property?

No problem. All City Pad landlords are provided with a comprehensive guide on setting up their holiday let covering areas such as inventory, health & safety, fire safety, décor, council tax, insurance, and tax. We’re also on hand if you need any specific advice or would just like to chat things through.

Can you help with decor/design and renovation?

Yes. We can visit your property and provide recommendations to help you achieve the perfect holiday let. We have an interior designer and building company who we can put you in touch with, both of which have designed and converted some of our most popular City Pad properties.

Can I negotiate the commission?

Good question! We’d love to be able to offer our landlords even cheaper rates. Unfortunately reducing our commissions would affect our ability to invest heavily in the resources and marketing needed to generate high booking levels. Landlord’s enticed to lower priced, discount agencies are likely to find that any potential savings are wiped out if the discount agency provide even the smallest difference in booking levels to City Pad. A cheaper commission is likely to be a false economy.

Do you provide an in-house housekeeping company?

We work in seamless partnership with Brighton’s two leading holiday let housekeeping and management companies providing cleaning, maintenance & laundry, experts in their field. With City Pad you have a focused team of sales and marketing experts working without distraction on generating you income and leading housekeeping experts working on maintaining and managing your property.

Are there restrictions on when I can use my property?

No. City Pad do not enforce any restrictions on you using your holiday let. It’s your home! All we ask is that your calendar is open for at least 2 months of the year

Are your phone lines open in the evenings and at weekends?

Yes. City Pad provides a manned evening and weekend emergency guest helpline available Mon – Fri 5.30pm – 9am, and 24 hour cover Saturday & Sunday. Emergency out of hour calls are dealt with and non-emergency messages passed to appropriate housekeeping or City Pad staff ready for action the next working day.
The City Pad booking and enquiry line is open Mon – Fri 9am – 5.30pm. Guests can also make bookings and payments 24 hours a day, 7 days a week using our online booking system, meaning your property will continue to receive bookings and payments even after our office is closed. Our website is designed specifically with the user experience at its very core. Floorplans, quality photos, detailed facilities, accurate descriptions, parking booking facility, reviews, real time calendars, real time payments and automated discounts are all available on our comprehensive site. Guests are presented with all the information needed to make a purchase decision and payment there and then, unrestricted by office opening hours.

I want to do the cleaning myself is that ok?

No problem at all. Some landlords enjoy being a little more hands on than others and of course there are some financial savings too!

Can I be totally hands off?

Yes! We work in partnership with Brighton’s two leading specialist housekeeping companies. Between us every aspect of your holiday let is taken care of, we liaise directly with each other. You are free to be completely hands off.

How and when do I get paid?

Premier+ landlords: upon request are paid every 2 weeks for all bookings completed in the previous 2 weeks.
Premier landlords: Paid the beginning of every month for all completed bookings in the previous month.
Payments are made via BACS. All monies held in a protected ‘clients account’.
